Step 6: Make a Strong, Smart Offer
When you find the one, timing and strategy matter. I’ll help you determine a competitive offer based on current market conditions, comparable sales, and your goals. We’ll also review estimated closing costs, which typically range from 2–5% of the purchase price.
Step 7: Negotiate with Confidence
Most transactions involve negotiation. Price, repairs, timelines, and terms all come into play. I act as your advocate throughout the process—working to secure the best possible outcome while keeping the transaction professional and on track.
Step 8: Offer Accepted—You’re Under Contract
Once your offer is accepted, you’ll submit an earnest money deposit to escrow as a sign of good faith. The home is typically taken off the market while inspections, financing, and final approvals move forward—usually over about 30 days.
Step 9: Home Inspection
Even a beautiful home should be professionally inspected. Inspections help uncover safety issues, maintenance concerns, or hidden defects. If problems arise, we’ll renegotiate repairs or pricing—or, if necessary, walk away with your deposit protected.
Step 10: Closing Day—Welcome Home
When everything checks out, it’s time to close. You’ll spend about an hour signing documents, and then the best part happens—you receive the keys to your new home.
