The latest housing report from the Greater Lansing MLS reveals something many consumers may find surprising.
Even though more homes are coming on the market, competition among buyers remains strong, and home prices continue to rise.
In May 2026, the median home sale price in Mid-Michigan reached $259,000, representing a 17.7% increase compared to May of last year. Homes sold in a median of just seven days and sellers received an average of 100.1% of their asking price.
For buyers and sellers throughout the Greater Lansing Area, these numbers provide important insight into what is happening in today's housing market.
More Homes for Sale Doesn't Mean Less Competition
One of the biggest misconceptions in real estate is that rising inventory automatically favors buyers.
The Greater Lansing market is proving otherwise.
New listings increased 15.1% compared to last year, and active inventory climbed to 870 homes. While that gives buyers more choices, demand continues to absorb available inventory at a rapid pace.
The market currently has just 2.1 months of housing supply.
For perspective, a balanced market typically contains five to six months of inventory.
As a result, buyers are still competing for desirable homes, particularly in communities such as Delta Township, Grand Ledge, Holt, DeWitt, Haslett, Okemos, and East Lansing.
Home Prices Continue to Rise
The median sales price increased to $259,000 in May.
This represents one of the strongest year-over-year price gains we have seen in recent years.
While national headlines often focus on slowing markets in other parts of the country, Greater Lansing continues to benefit from steady demand, a diverse local economy, and relative affordability.
For homeowners considering selling, this growth has created substantial equity opportunities.
For buyers, it reinforces the importance of making a plan sooner rather than later.
Homes Are Selling Faster
Another indication of strong demand is how quickly homes are selling.
The median days on market fell from 11 days in April to just 7 days in May.
Well-prepared and properly priced homes are attracting attention almost immediately.
This is especially important for homeowners who have been wondering whether buyers are still active.
The answer is clearly yes.
Sellers Are Receiving Full Asking Price
The average sale-to-list-price ratio reached 100.1%.
In practical terms, sellers are receiving full asking price on average.
That does not mean every home sells above list price, but it does demonstrate that buyers continue to recognize value and compete for desirable properties.
For sellers, proper pricing remains critical.
Overpricing can still result in extended market time, while accurate pricing often leads to strong activity and favorable outcomes.
What This Means for Downsizers and Seniors
Many of the families I work with are considering downsizing, retirement housing, independent living options, or helping parents move.
For these homeowners, today's market offers a significant opportunity.
The combination of rising home values and strong buyer demand may allow longtime homeowners to maximize their equity while making a transition that better fits their current lifestyle.
Having recently gone through a downsizing move ourselves, Sharon and I understand many of the emotions and decisions involved in making a housing transition.
The good news is that homeowners have options.
What This Means for Buyers
While buyers have more homes to choose from than they did a year ago, they should not assume competition has disappeared.
Preparation remains essential.
Buyers should:
• Obtain mortgage pre-approval before beginning their search.
• Understand how Michigan property tax uncapping may affect future housing costs.
• Be prepared to act quickly when the right property becomes available.
• Work with an experienced real estate professional who can help navigate competitive situations.
The Bottom Line
The May 2026 housing report tells us that the Greater Lansing market remains remarkably strong.
Inventory is growing, but buyer demand continues to absorb available homes. Prices are rising, homes are selling quickly, and sellers continue to receive strong offers.
Whether you are considering downsizing, selling a longtime family home, helping a parent move, relocating, or purchasing your next home, understanding local market conditions is an important first step.
If you're wondering how today's market affects your specific situation, I would be happy to help you evaluate your options and create a plan that fits your goals.
