National REALTORS® Report Places Lansing-East Lansing #6 in the Nation for Home Price Growth
By Mike Bowler, Associate Broker, eXp Realty
If you've been wondering whether the Greater Lansing housing market is still performing well, a new national report provides an encouraging answer.
According to the National Association of REALTORS®, the Lansing-East Lansing metropolitan area ranked #6 in the entire United States for annual home price appreciation among major metro areas during the second quarter of 2026.
That's impressive news for homeowners throughout Greater Lansing.
While many markets across the country have experienced slower appreciation due to higher mortgage rates and changing buyer behavior, our local market continues to demonstrate remarkable strength.
What the Numbers Tell Us
The National Association of REALTORS® reported:
- Lansing-East Lansing home prices increased 7.8% year over year
- The region ranked 6th nationally among large metropolitan markets
- Home prices increased in 80% of metro areas nationwide
- The Midwest continues to be one of the nation's strongest real estate regions.
These numbers reinforce what many local homeowners have already experienced—the value of owning real estate in Greater Lansing continues to grow.
Why Greater Lansing Continues to Stand Out
Our market has several advantages that many larger cities don't enjoy.
Greater Lansing benefits from a diverse employment base that includes:
- Michigan State University
- State of Michigan government
- Healthcare systems
- Manufacturing
- Insurance
- Technology companies
- Logistics and distribution
- Education
Rather than depending on a single industry, our region enjoys a balanced economy that has helped keep housing demand steady.
This diversity continues attracting new residents while giving existing homeowners confidence in their investment.
What This Means for Homeowners
If you've owned your home for several years, there's a good chance your equity has grown significantly.
That equity creates opportunities for homeowners who may be thinking about:
- Downsizing
- Moving closer to family
- Purchasing a different home
- Relocating for work
- Retiring
- Helping aging parents transition
For many families, today's market provides options that weren't available just a few years ago.
What About Buyers?
Strong appreciation doesn't mean buyers should give up.
Inventory has gradually improved compared with the extremely competitive pandemic years.
Today's buyers often have:
- More homes to choose from
- More time to make decisions
- Better opportunities to negotiate
- Fewer multiple-offer situations than in previous years
While affordability remains important, many buyers are finding that Greater Lansing still offers excellent value compared with many parts of Michigan and the country.
The Bigger Picture
One important takeaway from this report is that real estate remains local.
National headlines don't always reflect what's happening in your neighborhood.
That's why it's important to understand what's happening right here in Greater Lansing instead of relying only on national news.
Every community has its own market conditions, inventory levels, and buyer demand.
My Perspective
After serving Greater Lansing homeowners for many years, I've learned that successful real estate decisions are rarely driven by headlines alone.
People move because life changes.
Retirement.
A growing family.
A new job.
Helping parents.
Downsizing after many wonderful years in the same home.
The encouraging news is that today's market continues to provide opportunities for homeowners making those important life transitions.
Thinking About Your Next Move?
Whether you're planning to move this year or simply want to understand your home's current value, I'd be happy to help you develop a strategy that's right for your situation.
No pressure.
Just honest advice based on today's Greater Lansing market.
