The latest housing report from the Greater Lansing Association of REALTORS® shows something important happening in our local market — activity is picking up while inventory is tightening again.
That combination is something both buyers and sellers need to understand, especially as we move deeper into the spring market.

What the Latest GLAR Report Is Telling Us
According to the March update from GLAR:
- Sales activity is increasing — more buyers are entering the market
- Inventory is tightening — fewer homes are available relative to demand
- Momentum is building heading into spring — a typical seasonal pattern, but stronger this year
- Competition is likely increasing in certain price ranges
In simple terms:
👉 More buyers are showing up
👉 But the number of homes isn’t keeping pace
What This Means for the Greater Lansing Market
We are seeing this play out across the areas that I serve in Greater Lansing:
The pattern is consistent:
- Well-priced homes are still attracting strong interest
- Desirable homes are moving quickly
- Buyers are having to act decisively
- Sellers are gaining confidence again
This is not a “crazy” market like 2021 — but it is clearly competitive in the right segments, especially in that $200K–$450K range.
Why Inventory Tightening Matters
Inventory is the single biggest driver of market conditions.
When inventory tightens:
- Buyers have fewer choices
- Competition increases
- Prices are supported (or rise)
- Sellers gain leverage
And right now, that’s exactly what we’re seeing again.
This aligns with what we’re seeing nationally as well — housing supply continues to be one of the biggest challenges in real estate.
What This Means for Sellers
If you’ve been considering selling, this is important:
- You may have less competition than you think
- Buyer demand is active right now
- Proper pricing and preparation still matter
- Timing into the spring market is working in your favor
But — and this is key — today’s buyers are still value-conscious and informed.
The homes that win are the ones that are:
- Well-prepared
- Properly priced
- Strategically marketed
What This Means for Buyers
For buyers, this market requires a different mindset:
- Be prepared before you start looking
- Expect competition on desirable homes
- Move quickly when the right home appears
- Have a clear strategy — not just a search
The biggest mistake I see right now is hesitation.
In a tightening inventory market, waiting often means missing opportunities.

After working in this market for over 40 years, I can tell you:
This is a transition market.
Not a buyer’s market
Not a runaway seller’s market
But a strategic market — where preparation and guidance matter more than ever.
And most importantly…
The decisions people are making right now are not just about real estate.
They’re about:

- Life changes and next steps
